Maintenance Requests and General Repairs
Our maintenance crew takes care of all general repairs. Routine service calls usually take between 1 to 5 days to complete. Of course, emergencies are given top priority and include such problems as: sewer back up; heating problems; non-working toilets, and flooding. If your repair is not made within this time frame, please call the office to check the status of your work order.
To Report a Routine Work Order by Phone During Business Hours
If you have a routine work order, call the maintenance phone number at 518-842-2895. If you reach the voice mail system, leave a message stating your name, address, telephone number, and what needs to be repaired.
To Report a Routine Work Order by Email
If you have a routine work order and wish to email your request to maintenance, please provide your name, address, telephone number, and a brief description of what needs to be repaired. Email this information to firstname.lastname@example.org
Emergencies after Business Hours
If you need emergency repairs after business hours, call our Maintenance Hot-Line at 518-842-2895 and you will be automatically transferred to our on call maintenance worker. When submitting an emergency repair request you must provide your name, address, and a telephone number where you can be reached along with a detailed description of the emergency.

Please, always call 911 first for all major emergencies including: burglary or vandalism, fire, criminal activity in the premises. After reporting the emergency to 911, call our maintenance hot-line to notify our maintenance staff.
Residents are not charged for normal wear and tear maintenance needs in their unit. However, if damage is caused due to tenant abuse or negligence, the resident will be charged for the cost of repairs. A list of maintenance charges are posted in the main office.
There is no charge for lock-outs during normal business hours. However, lock-outs after hours will be charged according to the maintenance schedule of charges posted in the main office.
Our job is to provide safe and decent housing. We feel we can say with confidence that our units meet and exceed this mandate. Although no one can guarantee that there will not be a problem we can say we work very hard to provide the best housing you can get.
We don’t have in house security or our own police force. We relay on the experience and dedicated police department that serves our community. We work closely with the police to identify and rectify any problems at any of the housing complexes.
We document all complaints that we receive in our computer data base and use that information to make our case against any repeat offender of the lease so that our units maintain a high quality and peaceful setting for our residents.
You need to do your part. Report any problems that we should know about. Don’t wait to the last straw and then tell us. Tell us early so we can try and work out the problems or at least get started on the documentation that may lead to eviction for some lease violation.
