Garden Apartments is a family housing community offering 2-, 3-, 4-, and 5-bedroom townhouse-style apartments. The development is designed to accommodate a range of household sizes, with most units featuring bedrooms located on the second floor.

The community includes a variety of amenities to support comfortable and convenient living, such as on-site playgrounds, laundry hookups, permit parking, garbage sheds, and 24-hour emergency maintenance. Energy-efficient gas heat and hot water are provided, along with kitchen appliances included in each unit.

Residents also receive a utility allowance to help offset eligible utility costs. Garden Apartments is centrally located within the City of Amsterdam, providing access to nearby schools, services, and community resources.

Stratton Apartments is a senior housing community for residents age 55 and older. The development includes efficiency, one-, and two-bedroom apartments, with select units designed for accessibility. Many apartments have been recently remodeled and feature updated finishes and accessible bathroom designs.

The community offers a range of on-site amenities designed for comfort, convenience, and independent living, including laundry facilities, a community room, a private courtyard, and controlled building access with modern security features. Residents also benefit from 24-hour emergency maintenance and a centrally located Meals on Wheels site.

New Amsterdam Apartments is a high-rise residential community offering efficiency, one-, and two-bedroom apartments for eligible residents. The building provides renovated units with modern kitchen appliances and is located within walking distance of local shops and services, offering convenient access to the surrounding neighborhood.

The property is a smoke-free community and includes a variety of amenities such as on-site laundry, a community room, a computer room, a private courtyard, and controlled access security systems. Residents have access to off-street parking and 24-hour emergency maintenance.

The development is designated for residents age 55 and older, with select accessible units available for those who qualify.

Rivercrest Commons

Rivercrest Commons, constructed in 2010, is an 8-unit residential community designed to provide both comfort and convenience. The property participates in HUD's Section 811 Project Rental Assistance (PRA) Program, which provides affordable rental housing paired with voluntary supportive services for very low-income, non-elderly adults with disabilities, helping residents live independently in the community. All utilities are included in the rent, and complimentary Wi-Fi service is provided. Each unit is equipped with its own washer and dryer for added convenience. Residents also enjoy access to a beautifully maintained courtyard and garden area. Ideally situated in a central location, Rivercrest Commons is within close proximity to a variety of shopping, dining, and everyday amenities.

Lafayette Court Senior Apartments

Located in the Village of Palatine Bridge, Lafayette Court Senior Apartments is a 24-unit senior housing community serving eligible residents age 62 and older. Constructed in 2011, the development participates in HUD's Section 202 Supportive Housing for the Elderly Program and offers affordable one-bedroom apartments designed to promote independent living.

Each apartment features a private ground-floor entrance for convenient access, and the community provides ample on-site parking. Residents enjoy a peaceful residential setting with easy access to local shopping, services, and public transportation.

Woodrow Wilson Townhomes

Woodrow Wilson Townhomes is a multi-unit residential community offering affordable housing through the Project-Based Voucher (PBV) Program. Public housing was established to provide decent, safe, and affordable rental housing for eligible low-income families. The Amsterdam Housing Authority owns and manages 70 public housing apartments throughout the City of Amsterdam, consisting of 2- to 5-bedroom family units.

The Public Housing Program is funded by the U.S. Department of Housing and Urban Development (HUD) and administered locally by the Amsterdam Housing Authority. Rent is generally based on household income and family composition, helping families access housing they can afford.

Eligibility is determined in accordance with HUD regulations and is based on factors such as annual household income, family composition, and citizenship or eligible immigration status. Income limits are established by HUD and vary by household size.

Residents benefit from professionally managed housing, maintenance services, and resources that support long-term housing stability and community well-being.

This program applies only to the following units:

  • 26 James Street — RJS Properties, Inc. — 2 and 3 bedroom units

The Moderate Rehabilitation Program provides project-based rental assistance to eligible households residing in designated units at participating properties. Assistance is tied to the unit, meaning it remains with the property when a resident moves.

Eligible households pay 30% of adjusted monthly income toward rent, and the PBV Program pays the difference. Amsterdam Housing administers PBV assistance for 93 units in Woodrow Wilson Townhomes.

Because assistance is tied to the unit, families who move from a project-based unit do not have an automatic right to continued housing assistance.

Families and individuals wishing to rent an apartment at AHA must meet federal income guidelines and have good rental references.

Eligible applicants are placed on a waiting list and will be notified when their name nears the top of the list.

Major Emergencies

Always call 911 first for major emergencies. After reporting to 911, notify maintenance staff.

Our maintenance crew handles general repairs. Routine service calls typically take 1 to 5 days to complete. Emergencies are given top priority. If your repair is not completed within this time frame, check the status of your work order on your tenant portal.

Examples of emergencies include:

  • Danger to life or limb caused by maintenance issues
  • Explosions or fires
  • Gas leaks
  • Elevators out of order
  • Floods
  • Main sewer lines backed up
  • Toilet stoppage when the unit has only one bathroom
  • No heat
  • No hot water
  • Inoperable smoke detector

Residents are not charged for normal wear and tear maintenance. If damage is caused by tenant abuse or negligence, the resident will be charged for the cost of repairs. A current list of maintenance charges is available in the Residents page.  

There is no charge for lock-outs during normal business hours. After-hours lock-outs are charged according to the posted maintenance schedule.

AHA works closely with the local police department to address issues and maintain safe, peaceful housing communities.

Residents should report problems early so AHA can address them promptly and document repeat lease violations when needed.

If you submitted a completed application and responded to written communications, you may check your status on the applicant portal.

Yes. Applicants for each complex are placed on a waiting list according to bedroom size. When your name approaches the top of the list, AHA will notify you by mail.

Yes. You must keep your application up to date. Changes must be submitted in writing directly to the Public Housing Office. If AHA cannot contact you at the address listed, your name may be removed from the waiting list and you may have to re-apply.

Rent at senior complexes includes electric, heat, and lights. Families are responsible for their own utilities. Each unit includes a range and refrigerator. Cable television may be offered at a reduced rate.

The dwelling is an annual lease. If you choose to move, you must come into the office to sign a 30-day Notice to Vacate.

Yes. A pet policy is in effect that allows certain household pets. No dogs are allowed on AHA premises at any time, including visiting pets.

Yes. City buses provide transportation for AHA tenants. School buses pick up children at the Garden Apartments family complex.

You must bring copies of Social Security cards and birth certificates for every household member listed on the application.

Yes. AHA is proud of its apartment communities and makes resident safety a top priority.

At move-in, you will sign a lease and pay your first month’s rent and security deposit. If moving into family units, you must also be prepared to put the utility bill in your name.
